Is 2026 the Year to Sell Your Naples Home?

The latest NABOR Local Market Update, covering May 2026 and released June 19, points to something worth paying attention to if you've been weighing whether to list.

In the $1.5M and above segment, inventory has fallen 23.4% year-over-year, landing at its lowest level in two years. At the same time, closed sales in that tier rose 16%. Fewer homes are coming to market, and the ones that are available are moving. That's the definition of a compressed, seller-favorable window, but it comes with some nuance worth understanding before you list.

The latest NABOR report shows inventory in Naples's $1.5M+ tier has dropped to its lowest point in two years, while closed sales in that same tier are up sharply. That combination doesn't happen often. Whether it changes your timeline depends on your specific property and neighborhood, so I broke down the numbers shown below.

Where the compression is strongest

Central Naples currently carries the tightest supply of any submarket at just 5.0 months for single-family homes. Certain ZIP codes are seeing even sharper moves: 34103, covering Park Shore, Moorings, and Coquina Sands, posted a 60.5% jump in closed sales with median price up 46.4% to $1,537,000. ZIP 34110, home to Mediterra, Talis Park, and Kalea Bay, saw sales rise 55.3% with median price up 57.8% to $757,500. These aren't outlier numbers, they reflect real, sustained buyer demand chasing a shrinking pool of listings.

The part sellers shouldn't skip

Naples-wide, overall closed sales were down 16.5% in May and the average days on market rose to 86, up 26.5% year-over-year. New listings also declined nearly 23%, which is actually part of the story: fewer sellers are competing for the same buyer pool, and that scarcity is exactly what's propping up prices in the tighter segments. But it does mean pricing has to be realistic from day one. Homes that come to market overpriced are sitting longer, not selling faster, even in this environment.

How Naples compares to the rest of Florida

Statewide, Florida's median single-family price sits around $425,000 with roughly 4.7 months of supply and a 2.4% year-over-year gain. Naples' upper tiers are outperforming that baseline by a wide margin, particularly in the neighborhoods named above.

None of this means every property should list tomorrow. It means the current combination of tight inventory and sustained demand, especially in the $1.5M+ range and in specific ZIP codes, is one that hasn't shown up this clearly in two years. If you've been on the fence, this is a good moment to at least find out where your specific property stands.
